Leyson Building Consultancy Ltd was afforded excellent repeat opportunities to be appointed with assisting a local private school to undertake stock condition surveys of the external envelope of the schools’ building portfolio.

This Private School in Hampshire sits in grounds that exceed over 100 acres

and has a vast and varied portfolio of different buildings.

     

Residential portfolio: many different ‘on-site’ residential houses for school staff;

construction ranging from late 19th Century construction; mews, cottages and

farm homes, early to late 20th Century construction; cottages, lodges, semi-detached units, converted manor homes to flats, through to modern buildings

of the 21st Century.

 

Educational portfolio: an eclectic mix of various period buildings and

structures from 1890’s to 2016, varying from dance halls, drama studio, gymnasiums, working bakery, swimming pool, theatre, library, student accommodation, cricket pavilion and workshops.

 

Our services assessed the condition of the client’s assets for reactive

and planned maintenance work across a 10-year (10 year +)

programme.,

 

On behalf of our client, we: -

 

  •        Co-ordinated access to rear areas of the "private"

              residential buildings to align with time constraints to produce

              the reports


  •        Recorded the basic property attributes

              (age, construction, orientation)


  •        Identified defects and repairs including breaches of health         

              and safety (trip hazards, loose materials / components),         

              and non-compliance to building regulations


  •         Associated each repair with a condition rating (life

               expectancy / predictions of failure of that element / component)

 

  •         Provided budget costs per repair

 

  •         Allocated each repair with a trade in the industry


  •         Collated findings into a succinct report that allowed the

               client to prioritise work and identify possible shortfall in

               finance; strategic planning for stock reinvestment,

               improvements and in some areas for reduction in

               energy use
